Most cracked patios, leaning retaining walls, and shifting steps in New Jersey come down to one thing. The footing was not dug deep enough. It is the part nobody sees, so it is the part that gets rushed, and it is the reason a homeowner in Essex County ends up paying twice.

The frost line is the number that matters

In our part of NJ, the ground freezes down to somewhere between 36 and 42 inches in a hard winter. When water in the soil freezes it expands, and it pushes up on anything sitting above it. If your footing stops above that line, the frozen ground lifts it every winter and drops it every spring. Do that a few years in a row and the concrete cracks, the wall tilts, and the whole thing starts to pull apart.

A footing poured below the frost line sits under all that movement. The freezing happens above it, not under it, so it stays put.

Where we see shallow footings go wrong

Retaining walls are the worst offenders. A wall holding back a slope in Morris County is already fighting soil pressure and water. Put it on a footing that heaves every winter and it does not stand a chance. Same story with front steps and stoops. They start pulling away from the house, a gap opens up, water gets in behind them, and the freeze and thaw cycle finishes the job.

Paver patios crack for the same reason, just with a different base. If the sub base is not compacted and set below where frost can reach it, the pavers shift and the joints open up.

What proper depth actually costs you

Digging deeper costs more up front. There is more excavation, more concrete, more time. But a footing that is done right lasts decades without moving. A footing that is done cheap gets torn out and redone, and the second time you are also paying to remove the failed one. Cheap is the expensive option here.
