The brick on your house can last a hundred years. The mortar between it will not. Mortar is softer than brick on purpose, so it wears out first, and repointing is how you replace it before the wear reaches the brick itself. Wait too long and a mortar job turns into a much bigger one.
What repointing actually is
Repointing, also called tuckpointing, is grinding out the old crumbling mortar from between the bricks and packing in fresh mortar. It is not repainting or sealing. It is rebuilding the joints that hold the wall together and keep water out. Most brick walls in New Jersey need it every 20 to 30 years, though a chimney or a wall that takes a lot of weather can need it sooner.
The signs it is time
You do not need to be a mason to spot most of these. Look for mortar you can scrape out with a key or a screwdriver. Look for gaps, cracks, or missing chunks between the bricks. Look for a white chalky film on the brick, which means water is moving through the wall. And keep an eye on chimneys, since they take weather from every side and tend to go first.
If you can see daylight or gaps in the joints, water is already getting in. That is the point where waiting starts to cost real money.
Why you do not want to put it off
Once the mortar is gone, water gets behind the brick. It freezes, it expands, and it starts pushing the bricks themselves apart. Now you are not repointing joints, you are replacing spalled and cracked brick and repairing whatever the water reached behind them. Repointing on time is cheap insurance against that.
